To minimize those risks and realize a return when investing in commercial real estate it is important to learn the basics, research properties carefully, and enlist the help of experts before putting out on the capitol required.
Write Down Your Goals and a Plan
Many first-time buyers of commercial real estate fail because they don’t have a plan. The strategies used when purchasing commercial real estate depends on what you want to do with the property after you have acquired it. Are you looking for property for your own business that you would later like to lease out to another business as you expand? Are you looking for a long-term investment and prepared to wait for a return on your investment over years or are you looking to turn restore property and resell it for a profit as quickly as possible? Answers to these kinds of questions will determine your buying plan.
If you plan on leasing the property out you will need to research what the going rates are in your area for that kind of property. If you are purchasing the property for your own business then you need to consider how much revenue you have to generate each month to cover your mortgage and other expenses that go along with owning property.
Get a Commercial Real Estate Agent and Attorney
No matter how knowledgeable you may be you are doing yourself no favor by forgoing hiring a real estate agent and attorney. Considering the number of unscrupulous lenders and sellers that prey on the commercial real estate industry you can’t afford not to have professionals working on your side.
Loans
Commercial real estate loans are more complicated and harder to obtain than personal property loans so be prepared for it to take a while. The lenders often charge higher prepayment and late fee penalties. When applying for commercial real estate loans, be certain you have all necessary information for the loan officer so your application can be processed quickly. Be prepared to show you have a business plans and ready to disclose all financial records.
